Monthly Warehouse Lending Report

In August, the effective cost of warehouse increased to 6.06% as average overnight SOFR rose 0.02%. The effective spread to SOFR remained unchanged, while average note rates climbed to 6.55%, reflecting continued upward movement in borrower pricing. Warehouse carry improved to 0.49%, benefiting from the higher note rate environment, while average dwell time held steady at 18 days. As a result, net warehouse spread per loan increased by $12.25 to $85.75, marking another month of stronger profitability for originators despite slightly higher funding costs.
